Application Criteria

GENERAL REQUIREMENTS

  • An application fee of $45.00 per adult is required to apply.

  • All applicants must be at least 18 years of age and able to enter a legal and binding contract.

  • Valid government issued identification with a picture ID will be required.

  • Incomplete, inaccurate or falsified information will be grounds for denial.

  • The denial of one applicant will result in the denial of the entire application.

  • Applications that far exceed minimum standards in individual categories but fail to meet minimum standards in another shall be reviewed and possibly reconsidered if extenuating and explainable circumstances warrant.

 

INCOME REQUIREMENTS

  • Gross monthly household income must be verified via paystubs from employer and must equal at least two times (2) the stated monthly rent. If monthly income does not equal two (2) times the stated monthly rent, a qualified co-signer and/or additional fee equal to one month’s rent will be required.

  • Unemployed applicants must show verifiable income or liquid assets equal to two (2) times the total annual rent. (“Verifiable income” may mean, but is not limited to: bank accounts, spousal support/child support, trust accounts, social security, unemployment, welfare, grants/loans.)

  • Self-employed applicants will be required to show proof of income through copies of the previous tax return. Self-employment will be verified through state records. A recorded business name or corporate filing may be sufficient to meet verification of employment.

  • Application will be denied if the legal source of income cannot be verified.

 

RENTAL REQUIREMENTS

  • One year of current rental/mortgage history is required and must be verifiable by a third party landlord or mortgage holder. (Rental/mortgage references ending 12 months prior to the date of application will not be considered current). Failure to provide will require an additional fee equal to one month’s rent and/or a qualified co-signer.

  • A qualified co-signer and/or additional fee equal to one month’s rent will be required when rental history does not meet third party rental criteria, but residency can be verified with parents, student housing or military housing.

  • Home ownership is verified through the county tax assessor. Mortgage payments must be current, mortgages reflecting a past due balance will require an additional fee equal to one month’s rent and/or a qualified co-signer.

  • Eviction free rental history for a period of one (1) years as of the date of the application will be required. Applicants with eviction history within the last year will be denied.

  • Rental history demonstrating residency, but not third party rental history, will require an additional fee equal to one month’s rent and/or a qualified co-signer.

  • Rental history reflecting past due rent or an outstanding balance will be denied.

  • If a landlord gives a negative reference the application will be denied. If landlord refuses to give a reference or is unable to be reached an additional fee equal to one month’s rent and/or a qualified co-signer will be required.

 

CREDIT REQUIREMENTS

  • A credit history showing no negative items on the report is required. (“A negative item” is considered any accounts that are 60 days past due or greater, collection accounts, repossessions, liens, judgments or garnishments.)

  • Applicants who are in collections from utility companies will result in the denial of the application.

  • A credit report containing a discharged bankruptcy will require an additional fee equal to one month’s rent and/or a qualified co-signer.

  • Credit history showing negative items will follow the guidelines below:

    • 1-4 items will require an additional fee equaling one month’s rent and/or qualified co-signer.

    • 5 or more items will result in the denial of the application.

 

CRIMINAL CONVICTION CRITERIA

A search of public records to determine whether the applicant has been convicted of, or pled guilty to or no-contest to, any crime. Dismissed cases will not be considered. Any open cases are considered a violation for purposes of determining whether or not to accept an applicant. Applicants who are actively participating or has successfully completed drug court would be allowed to reside at the property.

The following crimes will be terms for denial with no time limitation:

  • A conviction or felony charge involving crimes of physical violence to person(s) of property or a record of other criminal acts which adversely affect the health, safety or welfare of other residents: (i.e. arson, rape, child molestation, a registered sex offender, aggravated assault, domestic violence, murder, grand theft, burglary of 1st or 2nd degree, robbery, drug distribution, drug trafficking, manslaughter, human trafficking, pimping, prostitution, etc).

The following crimes will be terms for denial if occurred within the last 5 years.

  • A record of three or more offenses of driving under the influence or reckless driving

  • A felony drug possession charge

  • A record of habitual offenses. Habitual will be considered three or more convictions that jeopardize the health, safety or wellbeing of other residents (with exception of traffic violations not referenced above) occurring on separate occasions

 

CO-SIGNER REQUIREMENTS

  • Must be at least 18 years of age

  • Must be a US Citizen

  • Must have a minimum monthly income of three (3) times the stated rent

  • Credit report must show zero negative items

  • $20.00 application fee is required
